15 Victor Avenue - MIMICO
When I first saw the listing for this 3 bedroom, 3 bathroom house on a 36.67 x 132 foot lot at 15 Victor Avenue, I thought the agent was totally out to lunch.
Why did they include these pictures of the lake from the west end of the city when this house was located 'in the heart of Toronto' in Riverdale*?
Then I realized, though this house and the whole street that it is on looks like it could be located in Riverdale*, this house is actually located in Mimico.
So, not so out to lunch. But I wouldn't call this 'the heart of Toronto'...
And, though it is a very good looking house, I definitely wouldn't call this house a 'Taste of New York'!!!!
This is not what I think of when I think of New York...

And the inside is a lot of the same. There is just too much stuff. But the house itself is great. It is only currently 3 bedrooms, but the third floor looks large enough to split into 2 bedrooms if needed.
I am not sure the dining room, kitchen eat-in table, and full family room dining table are all necessary, so that family room could be made into more lounging space.
Basically, as it is, there is too much stuff in this house for me. And the paint colours make it a little dark. But this is a good sized house, close to the Mimico Go station and the lake, and it is a nice street.
The asking price is $1,150,000.
Is that too high for Mimico?
It could be, but I don't think this will sit for long.
If it does, I would get rid of some of the stuff. It kind of distracts from the house.
