PRICE DROP #3 - 100 Hogarth Avenue - RIVERDALE
When I first posted this 4+1 bedroom, 5 bathroom house on a 20 x 122 foot lot at 100 Hogarth Avenue in January, there were no pictures.
But even though there were no photos, I was pretty sure that given that this was a flip on a 20 foot lot, it wasn't going to sell for the $2,195,000 asking price.
Two weeks later, there were some grainy pictures that confirmed, even though this was a nice flip, this wasn't going for $2.2.
But there was a nice marble fireplace with a naturally sketched image of Kate Upton...
The first price drop happened in March with a drop to $2,095,000.
That wasn't going to happen.
Then in May, there was a price drop to $1,995,000.
Still not happening.
TI just noticed, there has been another price drop...with better pictures which was a good idea!
It's a good house. I don't like the layout and feel like they should put the dining room where it would normally be and create a family room at the back. The bed sheets look like you could slip right off the bed, but that could be changed. This toilet is a little cramped...
And the deck isn't the best.
But overall this is a good house.
The new asking price is...
$1,879,000.
It's still too high, but getting closer!
