There is that third floor front porch again!!!
It's just like the porch at the house at 71 Morningside Avenue in Swansea that I wasn't crazy about..
That I couldn't believe sold for $1,515,000 in 2012.
When I posted the house at 69A Harshaw Avenue in Baby Point...
There was a similar porch (but at the back only) so I assumed they were done by the same builder.
And considering that all 3 of these houses have the same porch railings...
71 Morningside...
69A Harshaw...
156 Windermere...
I assumed they were all done by the same builder.
But then I realized from Google Streetview...
That this house was designed by an Ancaster based design firm called Oomph.
And according to their Facebook page, they also designed the house at 72 Belvedere Boulevard in the Kingsway that had a kithen that I loved...
(It sold for $2,300,000 in March.)
As well as the house at 139 Galley Avenue in Roncesvalles...
(It sold for $1,145,000 in October 2013).
But there are no pictures of Morningside and Harshaw. Plus, those doors from the Facebook pictures are different from 71 Morningside and 69A Harshaw, so perhaps the railings are just a coincidence.
Other than the porch and the front door/side door situation which I find confusing, this is a good house.
I am not crazy AT ALL about the staged furniture layout in the living room/foyer. If you use that front door, the layout would make a lot more sense as they had it on the floor plan...
And this view of a sliver of a lake is nice for now...
It probably won't be there for much longer once the neighbour gets torn down and rebuilt. But I guess they can enjoy it in the meantime.
This house is listed at $1,798,000.
It's 5 bedrooms and 5 bathrooms on a 25 x 112.5 foot lot with 3 parking spots and a carport...
Which is really nice, but at this price point, a garage would have been MUCH better.
I don't think this house will sell at ask but I don't think it will sell far from it.
There's no first floor family room, but with 5 bedrooms...
This will probably sell closer to $1,699,000.
UPDATE: After hearing from the owner of Oomph, I can confirm that they were NOT behind the Morningside and Harshaw homes.
