AND IT WENT FOR - 309 Indian Road Crescent - JUNCTION
Near the end of September, I posted this 3 bedroom, 3 bathroom row house on a 14. 92 x 96.66 foot lot at 309 Indian Road Crescent in the Junction.
It was a good looking house on the ouside (if you like the blue), and the inside had been completely redone.
As a matter of fact, it was redone by the same flippers that did the house at 17 Givins Street in Trinity-Bellwoods...
That was listed at $849,000 and sold for $942,500...
And the house at 61 Montrose Avenue in Little Italy...
(why no blue paint?)
That was listed at $849,000 and sold for $1,070,000.
But this house was not in as 'good' of a location as those other 2 houses...
Not to mention that it was also a lot smaller.
It was listed at $799,000.
I thought the asking price was pretty good, but considering that the 2 previous flips had gone over...
And that the house that needed work at 58 Annette Street that you can see from the front door of 309 Indian Road Crescent...
Sold for $741,000 in April 2012...
I thought that perhaps this was the house that would actually go for $849,000. Perhaps even $889,0000.
There was this...
But looks like the Pellegrino didn't work this time.
This house sold after 2 weeks on the market...
For $799,000.
Still not bad when you consider the busy location.
