Last week, I posted this 4 bedroom, 4 bathroom triplex on a 49 x 131 foot lot at 107 Marion Street in Roncesvalles (or Parkdale depending on who you ask).
It was a great old house on a huge lot,
But though there was a tenant living on the third floor, the listing said...
Needs Total Renovation
So, it needed a lot of work, but it could be beautiful.
It reminded me a lot of the house at 47 Melbourne Avenue in Parkdale south of Queen...
That I think sold around $1,100,000.
This house was listed at $1,199,000.
Considering the price of the Parkdale house, and the fact that a full rebuild (or was it new build) at 51 Winchester Avenue in Roncesvalles...
Had just sold for $2,151,000 in 3 days...
I thought this would sell over ask.
I was thinking closer to $1,400,000...maybe a bit more if the house wasn't a complete mess.
It just sold...
For $1,427,000.
