This is a 4+1 bedroom, 2 bathroom semi on a 25.33 x 115 foot lot at 184 Balsam Avenue in the Beaches.
Considering it was listed last June for $949,000 when it looked like this...
I'm guessing this is a flip.
And they did a really good job. I love the floors. The kitchen is great. The wall between the breakfast area and the dining room is something I don't think I have every seen before, but I like it.
The bedrooms on the second floor are a good size with a large bathroom. They kept the original hardware on the doors which looks good. I am just surprised this house still had 7 matching sets that were still intact!
The third floor master is a good size, but has the shower basically in the bedroom. Not awesome if you are still in bed and trying to sleep, but an intersting idea. The closet is large (but has nowhere to put stuff).
Plus, the windows are all new.
But even though I like the house a lot (where is that front porch light from!?!), the basement isn't finished and there are only 2 bathrooms...
Which is why it will probably be hard for this house to sell for its asking price of $1,450,000.
Not to mention the larger detached 5 bedroom house down the street with a finished basement and a family room on the first floor at 151 Balsam Avenue...
Only sold for $1,560,000.
Just $110,000 more than this asking price (orabout enough money to dig down and finish the basement with another bathroom!).
So, though it's a great house, I am not sure it will get asking.
Maybe somewhere closer to $1,350,000.
