AND IT WENT FOR - 31 Douglas Drive - ROSEDALE

At the beginning of July, I posted this 5 bedroom, 5 bathroom house on a 44.25 x 138 foot lot at 31 Douglas Drive in North Rosedale.

It was a traditional centre hall house with dark wood trim, but with some paint, and maybe an update of the bathrooms, this could be a great house.

With a few changes, it could look a lot like the house at 173 Inglewood Drive in Moore Park that was listed at $2,995,000 in March...

And sold for $3,050,000.

This house was first listed at the beginning of June for $2,995,000.  Unlike Inglewood, it didn't have a garage and wasn't fully updated.  But it was in an arguably better location and it was south facing.

It didn't sell and the price was dropped to $2,850,000 about a week before I posted it.

Though I thought that it could have sold for the first price (but the no garage thing may have been an issue and some readers say the basement height was really low)...

I though it would probably sell around $2,795,000.

It just sold...

For $2,775,000.
