PRICE INCREASE - 12 Macpherson Avenue #5 - SUMMERHILL
In June 2012, I posted this 3 bedroom, 4 bathroom townhouse with 2 parking spots in a converted church at 12 Macpherson Avenue in Summerhill.
It was a good condo with 4,300 square feet over 3 storeys of living space. There was some interesting art like this painting in the living room (of the owners!?!)...
Errr....
It had been listed for a while.
Here is the price history:
October 2010 - $3,995,000
February 2011 - $3,995,000
June 2011 - $3,695,000
June 2012 - $3,495,000
The condo fees were $2,068.06.month.
Well, it looks like it never sold because it is back on the market and nothing has changed. It's the same listing photos from 2012 and that painting is still there.
At the time, I thought the asking price was too high and that perhaps $3,250,000 made more sense.
Three years later, even though it didn't sell in 2012, the price has just been increased.
The new asking price for this condo is...
$3,795,000.
Maybe it will sell for the June 2011 price, but I think this one is still a little high.
Oh, wait. There is a 5,000 bottle wine cellar...
