47 Highfield Road - GREENWOOD-COXWELL
This is a 3 bedroom, 4 bathroom semi on a 19.49 x 114.01 foot lot at 47 Highfield Road in the Greenwood-Coxwell neighbourhood.
Considering that it looked like this in July...
I'm guessing it's a flip.
Like the house in my last post at 25 Austin Avenue, it's a good flip.
And there are a lot of similarities.
Both have wide, white oak floors. Both are white. Both have stairs that turn allowing for extra storage or bathroom space. And both have similar kitchens.
And though this house doesn't have a family room at the back, it is a good size.
Something about the first floor layout reminds me a lot of the house at 110 Benson Avenue...
That sold for $1,094,000 in May.
The living room is currently at the back with the dining room at the front door which could easily be changed if you didn't like it. But I think, like Benson, it works in this space.
Upstairs, the 3rd bedroom isn't huge, but it could be a nursery or an office. The master has an ensuite.
The basement doesn't look like it has been dug down, but it is large and has another washroom with a tub.
And the back deck is good.
I just don't know why they didn't replace that cracked concrete slab. Would that have been difficult or expensive!?! The yard was probably a little torn up anyhow! And is this the parking spot? Not amazing.
But otherwise, this is a good flip.
It is listed at $799,000.
It will probably sell closer to $965,000.
