AND IT WENT FOR - 107R Woodfield Road - LESLIEVILLE
On Wednesday, I posted this garage on an 18.71 x 21 foot lot at 107R Woodfield Road in Leslieville.
It wasn't the garage for a house with 3 bedrooms and 2 bathrooms at the front. It was the listing.
Just the garage.
Kind of like the listing at 233 Leslie Street Rear...
That was listed at $119,000 and sold for $91,500.
Or the shed that had electricity but no running water at 30 Hanson Avenue...
That was listed for $229,000 in August 2013 and sold for $165,000 in September.
Both those places were on smaller lots than this garage.
And this place was listed at $59,000.
Soooo....
There was clearly going to be a bidding war.
For a garage.
As one reader pointed out, this could be like the laneway house at 2 Miles Place
Which was across the lane from a similar house at 5 Miles Place...
And at $200/square foot to build, if you were going to do 3 storeys like 2 Miles Place, you could build a house with a basement for $300,000.
Soooo...
Not bad...
Depending on how high the bidding war goes.
But it looks like this didn't have a chance to get to a bidding war and someone went in with a bully offer instead...
Because this house sold the day after I posted it...
And after only 2 days on the market...
For $80,000.
When you consider the laneway house at 42B Grant Street in Leslieville...
Sold for $657,000 two years ago...
And that this was bought for less than the smaller lot at 233 Leslie Street Rear...
I think this was the reaction of the person that put in the bully offer...
