68 Pricefield Road - SUMMERHILL
Is this a joke!?!
In March 2015, I posted this 4 bedroom, 3 bathroom semi on a 26.33 x 115.41 foot lot at 68 Pricefield Road in Summerhill.
It was a good house where nothing needed to be done, but the kitchen was a little dated, and the layout of the family room and kitchen was kind of odd. And the basement wasn't finished.
But otherwise, it was a good house that need a bit of work to fix it up.
It was listed at $1,799,000.
Because the neighbour next door at 66 Pricefield Road...
Had sold for $1,625,000 two years earlier...
I thought this house would sell around $1,893,000...maybe even $1,925,000. It sold for $1,870,000.
And now it is back on the market. As the listing says...
Back to the studs, top-to-bottom stunning renovation at final stages of completion and move in ready for September 2016.
So, it's a flip and it is now a 3+1 bedroom, 4 bathroom house. But according to the reader who sent it in, there isn't even drywall up (they saw inside while walking their dog). And from the looks of the listing photo, the basement is in the midst of being dug out.
And the listing price is.....
$3,295,000.
A $1,425,000 price increase!?!?!
This has to be a joke.
