Last week, I posted this 5+2 bedroom, 5 bathroom house on a 29 x 138.83 foot lot at 499 Palmerston Boulevard.
It was a house that had initially been listed by the owner with this caption on the website for the house...
If you are a real estate agent, thanks for your interest, but I have decided to not use an agent. I have given this lots of thought, so please respect my wishes. If you truly have a client who wishes to purchase this property, of course I will cooperate, but no commission from the seller is offered.
And there were some comps included on the website like the house up the street at 531 Palmerston Boulevard that I posted at the end of May...
It was a single family, detached house that was fully renovated with comments from readers such as...

It's not renovated. And it is split into 3 apartments. And it is a semi. And it needs a LOT of work if it wants to look anything like the house 531 Palmerston.
But...
Because the lot was similar, the asking price was....
$3,000,000.
A few weeks after being listed by the owner, it was listed with an agent for the same price.
And now, after not selling for over a month...
The price has been changed.
The new asking price for this semi that needs work is....
$3,090,000.
Uhhh....
