PRICE DROP - 103 Arundel Avenue - GREEKTOWN
At the end of July, I posted this 4+1 bedroom, 6 bathroom house on a 25.33 x 140 foot lot at 103 Arundel Avenue in Greektown.
It was a flip of a house that used to look like this...
And it was a good flip.
As one reader pointed out, it was a flip done by the same people that did the flip at 96 Simpson Avenue...
And not only is the staging the same, it has the same kitchen so it's definitely the same flipper.
Unfortunately, they used the same backsplash as well (which I am not really a fan of) but they did use different wood floors which are much better and it is a good flip overall.
The house at 96 Simpson Avenue was a 5 bedroom, 4 bathroom house on a 25 x 116.67 foot lot. It was listed at $1,749,000. It sold for $1,685,000.
So, given that they are on a similar lot, though this one feels larger, and the locations are close to each other, you would think the prices would be kind of close together especially considering the Simpson house sold UNDER asking.
The prices weren't close at all.
This house was listed at $2,890,000, and it wasn't a typo where they meant to ask $1,890,000.
So...
It's no surprise that this house has had a price drop.
The new asking price for this house is...
$2,639,000.
Just under a $1 million more than the Simpson house.
