PRICE DROP - 117 Glen Road - ROSEDALE
In June, I posted this 5+1 bedroom, 9 bathroom house on an 85.42 x 304.00 foot lot at 117 Glen Road in North Rosedale.
It was a house that I had posted in 2012 when it looked like this...
It was a beautiful, old Rosedale house that needed work as in a gut. The asking price was $4,500,000.
So, for a flipper, that price was probably too high unless you could sell the side yard to fund it.
After 4 months on the market, it sold for $3,218,300.
Four years later, it was back on the market with new windows, an addition, and a lot of black and brick that actually made it look like a new build. I didn't love it.
Inside, I liked it a lot but I didn't think it would be for everyone.
There were 2 asking prices. One listing where most of the photos were from said the asking price was $12,000,000. The one with all the pets in the listing photos said the house was listed at $11,600,000.
Either way, it was too high.
It has now had a price drop. The new asking price for this house is...
$10,600,000.
Probably still too high.
