AND IT WENT FOR - 70 Hilton Avenue - CASA LOMA (1 Comment)

At the beginning of June, I posted this 5+1 bedroom, 5 bathroom house on a 30 x 99.50 foot lot with a detached garage at 70 Hilton Avenue in Casa Loma.

It was a house that I posted in 2012 when it had just been flipped by the Cornish Flippers.  

Like their other flips, I liked this one for the most part.  I just wasn't crazy about the small dining room and what seemed like a lot of wasted space between the kitchen, dining room, and living room.

And I didn't get these columns at all...

In 2012, it was listed at $1,499,000.  I thought it would sell for $1,625,000 but then upped the price all the way to $1,750,000.  It sold for $1,605,000.

This time around, the asking price was $2,149,000.

If you consider the 2012 selling price and factor in an annual 10% increase, the actual value should be $2,585,000.  I thought it might sell for $2.4...maybe.

It didn't sell and the price was dropped at the end of June to $2,025,000.

It just sold...

For (approximately) $1,950,000.
