It's a good, move-in ready house that is more than fine as it is but the one bathroom for the 4 bedrooms is pretty small and the basement seems a little squishy (except for the laundry room). And if you are particular about kitchens, you might want to up date this one.
But otherwise, this is a great house with a big lot that has enough room to do a big addition.

This price isn't crazy. This house is on a bigger lot with the potential to expand. But even though that house was a semi, it was fully gutted and had a nice view over Eglinton Park. And it had 4 bathrooms, not just 2 like this house.
All around, this is a good house here as is with a lot of potential. I just don't think it will sell quite at ask. It's that bathroom situation.
