The second I saw this image at the beginning of the listing video for this house…
I was interested.
So, I watched the whole video…
And though it was an interesting video (what is with the gum chewing?)…
This house lost me…
At this sink…
What is that!?!
This house needs work. It’s fine as it is but that sink is not ideal for a family. And with this being a 3 bedroom house in this neighbourhood, this is most likely going to eventually sell to a family.
But I’m not sure at the current price.
Sure, this is a detached house on a 21.67 x 140 foot lot in a sought after family neighbourhood. But that lot size includes a shared drive, it only has that one bathroom with that sink, there is only baseboard heating, and the kitchen is dated…
Usable but dated.
But, it is in a good neighbourhood and the lot is deep so there could be a big addition at the back while still retaining a good sized yard. But if you are going to bother doing that, you would want to redo the whole house at this point and with the addition, this would be pricey.
And the house is already pricey.
It looks like this has been at least listed since the beginning of October (though the video was loaded at the end of August) and the asking price was $1,399,000.
It didn’t sell and the price has now been dropped…
To $1,299,000.
It’s closer but I am not sure it will sell quite at list. Then again, with with no addition and a $300,000-ish reno of the current house instead with a new bathroom in the basement, this could still be a really good house. But could it be an at least $1.7 house after all the costs?
I’m not so sure.
