This is a 4+2 bedroom, 4 bathroom house on a 25 x 118.91 foot lot at 54 Dewhurst Boulevard in the Greektown area of the Danforth in Toronto.
It used to look like this when I last posted it in 2014…
There was a lot going on both inside and out but it was still a good 5+1 bedroom, 3 bathroom house on a 25x 118.91 foot corner lot with a 2 car garage.
It was listed at $1,199,000 and eventually sold for $1,150,000.
Since then, it has been renovated and edited of a lot of stuff. The first floor has been opened up a bit while maintaining some original features. There is a new kitchen and new floors. It looks like one of the bedrooms was used to make a larger bathroom on the second floor. And it looks like they may have redone the basement.
Without a reno, at an annual 10% increase, this house would be listed at approximately $1,775,000.
But this house has had a fairly extensive reno and is now listed at $2,149,000.
Is this a $375,000 reno? I’m not so sure but there was a lot done.
I don’t see it sitting for long or selling much under ask, if at all…
Unless the corner lot is an issue (I don’t think it will be).
