About 2 weeks ago, I posted this 4+1 bedroom, 5 bathroom semi on a 17 x 118 foot lot at 223 Crawford Street in Trinity-Bellwoods.

It was a house I posted in 2016 when it looked like this…

A year before that, it looked like this…

So, it wasn’t a brand new reno but it was still fairly new. And they made a few additions like a new rooftop deck and the shed in the backyard that provided some privacy from the John Gibson House parking lot...

They also changed the layout of the first floor which I thought worked better.

In 2015, the asking price was $875,000. It sold for $1,065,000. After a full gut, the asking price a year later was $1,798,000. It sold for $1,765,000.

I mentioned that at an 8% annual compounded interest, without the new rooftop deck and a new backyard shed, after a little over 3 years on the market, the price would be about $2,300,000.

The asking price was $2,498,800. It sold after almost 2 weeks on the market…

For $2,375,000.
