SOLD - 75 South Drive - ROSEDALE, TORONTO

Years ago, I posted this 5 bedrooms, 6 bathrooms and it sits on a 49.18 x 184.14 foot lot at 75 South Drive in Rosedale in Toronto.

It is a house that looked like this when it was for sale in 2010…

It was listed at $2,950,000 and it sold for $2,650,000.

Three years later, it was back on the market with a full renovation done by Karen Kayne Design and Spragge + Company Architects.

I think it was a flip because it was listed again in 2013 for $6,250,000 which at the time, I thought was quite high despite it being a good renovation. It was on the market for only a few days before it sold for $6,000,000.

Just under 2 years later, it was back on the market again for $6,495,000. After not selling with a few price changes, it was pulled from the market (I think) after almost a year of trying to sell it.

But in 2020, after being totally decorated with new paint and wallpaper, not to mention some interesting art (perhaps it ended up selling privately before?), it finally sold for $7,275,000 with an asking price of $7,695,000.

Less than a year and a half later, it was back on the market in this September for $12,800,000.

From what I can see, there weren’t a lot of changes so that was a REALLY BIG increase in just over a year and a half.

It sat for 2 months but it finally sold…

For $11,600,000.

I think I am missing something.
