10 Morrison Street: Two Apartments, One Building - FASHION DISTRICT

10 Morrison Street, located between Adelaide and King Street West and one street west of Brant, is an ideal location for those looking to find a home in the fashion district.  As a matter of fact, this loft building was called the Fashion District Lofts before it was renovated in 2008 by Freed Developements.

Currently there are a few places for sale in this building but 2 stood out the most.  One is apartment 903 and it is listed at $699,900 and the other is PH1001 which is listed at $2,499,000.  

That is a $1,799,100 difference!!

Their sizes are very different as well but still...

PH1001 is a spacious apartment with 3500 sq. ft. of interior space and 2900 sq. ft. of a complete wrap around terrace.  As you can see from the pictures, it is a pretty amazing apartment.  The kitchen seems a bit boring for this space and the furniture could definitely be changed.  Actually, that is a MUST.  Who likes a bar height dining room table and I am not even starting on that living room furniture.   Something like the furniture in the home on Morningside would look great in this space.

I don't really understand what the floorplan is for this apartment either.  How many bedrooms does it have?  There is no information about this on mls or the agent's site.  That would probably be something you might want to know if you are planning on dropping 2.5 million dollars!!

But there is no denying that terrace.  People say the Thompson Hotel rooftop has one of the best views in the city but this definitely rivals if not wins! For now... And that indoor/outdoor fireplace is a nice touch.

Now to apartment 903...

Definitely not as grand or large as PH1001 but a place I would MUCH rather live in (you know, there is a 1.8 million dollar difference to consider).

It is only approximately 1000 sq. ft. with 200 sq. ft. of terrace and possibly only one bedroom with an office though it could be made into 2.

The furniture definitely wins in this case.  The terrace might not be as large but the view is the same, at least to the south and the west.  The fireplace in the den is amazing and the all around feel of this apartment just seems to make more sense.  

Sure PH1001 has potential (though it would be easier to see if the agent gave us a little more info and the furniture wasn't so awful!) and each apartment has a different buyer that would be interested but it would be pretty hard to rationalize the $1,799,100 price difference even with the huge square footage and terrace!!!

My choice is apartment 903!

Did I mention how much I love the concrete ceiling in both apartments? It looks amazing.  The tile in the bathrooms...not so much.
