24 Summerhill Avenue - SUMMERHILL
Located steps, literally about 30 steps from Yonge Street and only a 15 minute walk to Yorkville, this 4 bedroom home in the heart of Summerhill is a great option for those looking to be in the action but without living in a condo.
I am quessing this was a flip as it looks like it has been redone since this Google Map picture was taken.
Did they do a good job? Is the house really worth $2.2 million!?! I don't think so.
Firstly, as you can see from the floor plans, there is no hallway on the first floor. There is a powder room in the way. To get the the kitchen at the back of the house you have to walk through the living room and dining room to get there. That would drive me NUTS, especially if I paid $2.2 million!
The whole second floor is a mess. I like that they put the laundry on the second floor but that hallway near the back of the house is a complete waste of space. The family room is located on the landing of the second floor. I am guessing there would be some tv volume issues especially around bed time. And what is that balcony off the back bedroom? It looks awful from the backyard. Very budget.
The third floor looks nice but why is the utility room so large in the basement? Speaking of the basement, this house is literally located right beside the Yonge Street subway line. That is not a park beside the house in the Google maps. That is TTC property. The rumbling of the subway every 2 minutes is probably the reason they didn't put a guest bedroom down there.
All in all, this house has a great location. The reno isn't awful but the lay out is a little strange. And for $2,200,000, there could have been a little more effort put into the back patio. But if you want to be near Yonge, have lots of outdoor space, at least one parking spot and not live in a condo, this is a good option.
Though I do think the price is high.
