26 Summerhill Avenue - SUMMERHILL

Yonge and Summerhill seems to be a bit of a hot spot right now!

Located right next door to this listing at 24 Summerhill that I mentioned several weeks ago that still has not sold, this 4 bedroom home was listed yesterday.  Other than a small extension on the second floor of the 24 Summerhill house, these 2 homes have the exact same dimensions, same number of parking spots, same lot size, same amount of bedrooms (this house has one less bath) but there is one significant difference...

The price!!

There is a $521,000 difference!!!

26 Summerhill is listed at $1,679,000.  That is much more reasonable than its neighbour at $2,200,000...which is probably why it is still on the market!

I expect 26 Summerhill to go fast as it is priced right, if not under!

The kitchen might not be as up to date as 24 Summerhill but it is still quite nice except the sink and dishwasher locations just don't make sense.  Moving them to the other side of the island would create the perfect work triangle.  There is a fireplace in the eat in kitchen area which I think is really a nice touch.  I love the fireplace in the living room.  The master bedroom has a HUGE amount of cupboard space.  I can't quite figure out what the bathroom situation is though.  There are 4 in the house but I can only see 2. Is there only that one washroom in the boy's bedroom on the third floor?  Does the girl have to go into his room to use it?

Though I feel that this house is a little boring, it could definitely be improved with the right furniture.  I get the feeling that this is staging furniture.  And those blinds in the master bedroom are pretty awful...so is the tile in the front hall.

But the price is right, the location is great...this one is selling this week.  Maybe even for 10% over asking.
