60 Woodlawn Avenue West - SUMMERHILL

I had prepared this post to show this 3 bedroom house listed at $2,495,000 as a comparison to the AMAZING gutter opportunity that I mentioned yesterday just on the same street but on the other side of Yonge.

As I said, that house at 49 Woodlawn Avenue East, which could easily be 5 bedrooms with a nice addition, is an amazing deal at $1.429 million. You could put in $700,000, have a dream home and it would STILL be less than this house.

This house is GROSSLY overpriced. It is on a pretty busy street as it is a rush hour cut-over from Yonge to Avenue. The other house is on a dead end. This house is on the north side of the street . The other house has a yard facing the south. This house only has 3 bedrooms. The other house could be 5. This house is a semi. The other house is detached.

And coincidentally enough, these houses are represented by the same agents.

I suppose this house is done with a top to bottom reno completed in 2008 by Reigo and Bauer but the other house has so much potential beyond this house that it is hard to even see this place valued at anymore than $1,999,000.

And as I found out this morning, it has been featured in the Globe and Mail Real Estate Section as a Home of the Week. It is a beautiful reno but when the Globe says the best feature of a year long overhaul is the custom-designed drinks cabinet dividing the living room and dining room, you have to ask yourself, is a wet bar worth $500,000!?!

This house should be listed at $1,999,000 and maybe someone might pay $2.2 if they were really interested. But it is currently listed WAY too high which is probably the reason it has been on the market for so long.
