As I mentioned the other day, houses in the $1.7 million range seem to be the price in Rosedale right now.  Well...maybe not but there are 3 houses currently for sale within the range.  

I mentioned one at 320 Glen Road that has recently been renovated from top to bottom and another at 30 Whitehall Road that is in good shape but with fewer bedrooms and not as nice.  Both are listed at $1,795.000.

This house is listed at $1,700,000!  And it's a gutter.

The lot size is wider by almost 15 feet and the street (on the front of the house) has little traffic.  The problem is the garage faces directly to the parking lot of that fancy pants grocery store I mentioned, Summerhill Market.  The traffic is so terrible that they need someone on duty directing traffic to avoid any accidents.  This house is also as close to the train as the other 2.

But to get this house up do the same standards as the one on Glen, you would need to spend at least $500,000 if not more!  This house could use an addition out the back and new EVERYTHING but once it is over, you would have a pretty terrific house.  Just not a house priced at $1.7 million.  

Think more like $2.4 million.
