This house, located just east of the Beaches and north of the R.C. Harris Water Treatment Plant in the Birchcliff neighbourhood is clearly a flip completed by Dan Silva Custom Builders.
From the Google streetview, it looks as though this is not a new build but there have been some changes and add ons, my favourite being that door to the left which leads straight into a mudroom!
There is ample space in this house and I feel like things have been thought out. Except for the fridge. How do you open that thing when there is someone sitting at that table!?! And couldn't they at least have bought a fridge that has the fridge on the LEFT. That would have been more convenient.
I am not crazy about the hardware in the kitchen and bathrooms but that can be changed.
All in all, this is a good flip.
With 4+1 bedrooms and 6 bathrooms, a price of $1,725,000 doesn't seem outrageous. It is basically the same house as the house listed at 149 Ronan Avenue that was listed at $1,895,000....but the location is very different. This house is a lot farther from downtown and there aren't a lot of amenities around. But it is a neighbourhood that is gaining steam.
Would you pay this much for a house in Birchcliff?
Or do you think it should be $1,599,000?
