49 Walmsley Blvd - DEER PARK

This is a pretty good flip job. There are things that I am not loving, like the stone on the front and the drab stucco, but all in all, it's pretty good. 

I would have preferred some more separation between the living room and the front door.  It does snow in Toronto and who wants snow blowing into the living room when another guest enters the house!

The windows are nice but unfortunately they used that ugly railing like the one in the flip on Heath Street East.  It does not look good together.  Really, that railing kind of kills the whole thing.  Well, actually, there is more...

That kitchen island is REALLY rinky dinky. That is the only word that came to mind when I saw it. If the counter top went down the sides at either end, it would really beef it up a bit and it would look so much better. Kind of like this...

Also, why is the sink so far away from the dishwasher?  That just doesn't make sense.  The kitchen is really a bit of a mess.

And what are those plastic hole fillers in the vanity in the upstairs washroom? It looks really cheap and was completely unnecessary.  

With 3+1 bedrooms and 4 baths, the asking price of $1,489,000 might seem high until you consider what has recently sold in the neighbourhood.  

The  3+1 bedroom house around the corner at 16 Gormley Avenue went 7% over asking and sold for $1,440,000.  And it has a huge apartment building overlooking the backyard. 

The Gormley house is MUCH better though but that just might be the furniture.  This house is clearly full of staging furniture and lots of mistakes.  

I bet it goes for $1.35 at the most.
