This is what North York used to be....

This is what North York is going to be....

Just like the Cricket Club and Ledbury Park neighbourhoods just south of it, old small homes on big lots are being torn down and the lot size is being taken advantage of just like the Florence Avenue home above.  Just like this bungalow in Leaside that was listed at $649,900 and it only had a 25 foot lot!  And just like all bungalows in the city that have a lot size of anything over 25 feet.

It is the same idea as a house being renovated in Roncesvalles, except it isn't as easy to tear down a semi.  

Houses are being renovated as the city grows.  Big lots are being purchased with the sole purpose of tearing down the bungalow and building a large family home.  

Tear downs like these are becoming rare in Leaside and the Cricket Club which is now full of $1,500,000 to $3,500,000 houses.  Crazy but that is what is going on.

The same is happening in North York.  Wait!  Maybe then this is a good place to buy!  

But just keep in mind that these bungalows are not priced for the house itself.

It is all about the land.

It might not be like the city that we grew up in, but it is the city we now live in.

FOR EXAMPLE:  Here is a brand new listing at 143 Burnett Avenue.  The house has no bedrooms and no bathrooms (that's weird), but it does have a 50 x 117.66 lot.  That is BIG for Toronto.  Guess that is why it is listed at $799,900.  The lot isn't really deep so I would say this is priced a little too high, but once you get a 3,000 square foot house on there....
