There are currently 5 houses in (update: North) Rosedale listed within $ $170,000 of each other.

The 2 lowest are listed at $2,395,000 and the highest is $2,565,000.

This house at 178 Douglas Drive is one of the lower ones.

I chose this one to talk about because the street is amazing, the house is very interesting from the outside, and the lot is great at 45 x 138 feet.

And while it is a great house, I am a little underwhelmed.  I think the frame around the front door is a good indication of what is inside.  

It's all a bit outdated.  My guess is that the sellers are empty nester who are downsizing because this house hasn't really been touched for 20 years.

The doors and the hardware are dated and the columns in the master need to go.  The kitchen is okay but it needs new countertops.    The master bath has way to much brass and yellow happening (actually the whole house has too much yellow and that is not the yellow all the designers are talking about)...

It is not as big as I thought it would be and the ceilings seem really low.

But it does have a sauna for the days after you raid that wine cellar....

The house has a similar family friendly first floor layout as the house at 158 Glen Road around the corner but it is smaller.  And $600,000 less.

This house might not be as big but with a few updates, it could be amazing regardless of the low ceilings.

Just look at the street view to see how nice the street is.  That is a nice street.
