52 Brunswick Avenue - SOUTH ANNEX
Is it me or does this house seem like a deal for $1,049,000?
The neighbourhood is a bit sketchy as you can see from the garage (why didn't they just paint that out for the photos?) but this is a wide semi at 21 feet with 4+1 bedrooms in a neighbourhood that is bound to see gentrification in the next few years.
It is sandwiched between Bickford Park, Little Italy, the Annex, Liberty Village and Kensington Market.
It is a bit rough around the edges but a few coats of paint and a furniture rearrangement could make this great. If you really wanted to, you could gut the bathrooms and redo the floors but otherwise this place is terrific. There is something about it that reminds me of Jenna Lyons townhouse.
Like the front door...
Or the bedroom...
Or the bathroom...
Or the kid's room...
And if black isn't your thing, any room from the Roncesvalles based Marion House Book blog applies.
Actually, this house reminds me a lot of the Beaconsfield Village house that sold last week for $895,000. Except this one is wider. Like that house, I would switch the dining room back to where it is traditionally supposed to be and put the family room in the kitchen. Speaking of kitchen, this one is really nice and if you put stools at the counter than this would be a terrific functioning kitchen for a family (UPDATE: noticed it already has stools).
It even has heated floors!
If you like downtown living and have some patience for a little work, this house could be AMAZING.
If this house a few blocks away on Euclid can sell for $1,625,000 with that flip job and no charm...
