This is a really nice semi in the heart of Leslieville.  

It is a recent reno and they did a really good job.  There is a great entry way/mudroom right at the front.  I am surprised that was allowed but it works.  

I am not sure it was worth adding that bathroom between the kitchen and the dining room though.  Unless it was structural, if it wasn't there, it would have allowed for a family room area as well.  

The kitchen is IKEA but it looks nice.  Unfortunately they went with an IKEA sink and it looks like the countertop as well.  A custom sink and countertop would have made a huge difference.  

They did save at least $1,000 though which they clearly spent on furniture.  Too bad all of that doesn't come with the house.

The pipe railing on the third floor is nice but is there glass in there?   Not exactly safe for a baby if there isn't.  But it looks good!

The backyard is big for the neighbourhood and it comes with a garage. 

It is a really nice house.

Listed at $749,000, I would be surprised if this didn't go over.  If the 2 bedroom at 40 De Grassi sold for $560,000....

UPDATE:  A reader pointed out that the neighbour was listed at $579,000 less than a year ago.  Thing is...it went for almost $100,000 over asking.  It sold for $661,017.  Is this house then worth $88,000 more?

This house at 9 Boston is nicer on the inside, and has a plus 1 bedroom in the basement.   7 Boston didn't even have a finished basement.  This one does and that gives them an extra bedroom and bathroom. Plus it is only attached on one side and wider by a foot and a half.  Oh, and it has a garage.  

Maybe it will go for a bit less than asking because of the IKEA kitchen....maybe....but it is still worth more than the neighbour, even if they are attached.
