Here is an Annex flip.
It was listed in April 2011 at $999,000.
It is only 3+1 bedrooms and 4 bathrooms. I don't think much has changed with the bedroom layouts other than they lost a bedroom from putting the laundry on the second floor. Though I love the idea of second floor laundry, for the price of $2,195,000, I would rather have another bedroom.
There is a LOT of exposed brick and I am not sure why. Kind of ruins it for me.
The kitchen is a show stopper until you take a closer look. I am not crazy about that dark wood. And forget about a dishwasher being beside the stove! What about the stoves being beside the fridge!?! That is inconvenient.
The room looks like it has been extended and is huge but how great would it be if they had the wall of windows that opens up and folds (bi-folding windows)? Making the whole room open to the back...

That would be amazing. I imagine that with just the one little door and the west afternoon light that it would be like a green house in that kitchen in the summer.
Speaking of doors, the builder kind of cheaped out on the 3rd floor doors as well. And is that a fire escape or a balcony?
Not sure how short the builder expects the buyers to be but that master shower would be very awkward if you were over 6 feet. You would be right up against the glass. The bathroom needed a transom built into the roof for more space.
As far as flips go, this isn't the worst but I am not sure this will find a buyer right away, especially at that price.
Then again, I have been wrong before. It does have a parking spot...
