155 Roxborough Street East - ROSEDALE
First thing I noticed about this house is that you can see right into the washroom through that stained glass window to the right of the front door. That's awkward.
Otherwise, this semi in Rosedale and steps to Yonge street is a good sized 4 bedroom, 4 bathroom semi.
The price is $2,048,000.
Considering that the detached neighbour (check out the pictures here) was listed at $2,450,000 just 2 months ago, maybe this is a good price.
But when you consider that this place at 21 Cornish in Moore Park (only 5 minutes away) sold for $1,410,000 in the fall, the $638,000 difference seems kind of crazy.
There aren't a LOT of differences between the 2 houses. Cornish seems a little smaller and the house is less formal on the first floor but the basement is finished and the yard is a lot larger.
And it is less dated.
This Roxborough house is terrific but it was done 15 or 20 years ago it seems. That means you might need to fix things up soon.
Or if you are a modern family, you will want to change the washrooms and the kitchen, and repaint.
Oh, and get some sort of window covering for that first floor bathroom.
So with a $2,048,000 price tag, that might get expensive.
Clearly you are paying for location. Rosedale....Summerhill...Yonge Street....
Or you can look in the Annex and live at 405 Brunswick! Even though it is $250,000 more, it is a lot more house for the money. And it is DONE.
I think this place will sell for mid to high $1.9s.
