439 Crawford Street - LITTLE ITALY/BICKFORD PARK
This house in Bickford Park/Little Italy used to be a single family home.
It is now an owner occupied duplex. There are no pictures of the rental but you can see what a good job the owner did with the conversion when you compare it to the listing photos from the last time it was listed in 2009:
It was initially listed on April 3, 2009 for $599,000 then was dropped to $579,000 three weeks later. Then it was dropped to $569,000 at the end of May 2009.
It is now listed for $799,000.
Not a bad price to get in the neighbourhood.
I think I would make the 'living room' into the master and remove the huge table in the dining room and make that the living room.
You could use a convertible coffee table like this one from Dwell so that it could be used as a dining room as well.
Or this crazy thing from Ivy Design...it's a frame that converts into a table...
I really wish I could see the first floor apartment though. Apparently there is a bedroom in what was probably the dining room and a den in the basement. Why wouldn't the bedrooms just both be in the basement? The dimensions are not listed so it is most likely too small.
Either way, this is a good option for what is probably a good rental income (the listing doesn't say how much though!) to help pay the mortgage and still be able to live in a good location. Plus it has a parking spot.
And I thought that blue would make me crazy when I first saw it but I actually really like it!
