The house at 35 Rhodes on the eastern edge of Leslieville that I compared to its neighbour in mid-March has sold.
It was originally listed at $429,900.
As I pointed out then, this house was also listed in the fall for $419,900 but didn't sell. I guessed that since the house didn't sell, they spent $10,000 to do some fix ups, then tacked that onto the price and re-listed it at $429k.
When your house isn't selling and you have to do fixes, you don't add it to the new listing price!
Well, I guess they figured that out because they dropped their price back to $419,900 at the end of March.
I posted it a few days ago and I thought they should drop their price even further, perhaps below $400,000, to get a broader market but it looks like they didn't need it.
It sold 2 days ago for $100 over asking at $420,000.
