PRICE DROP - 22 Fairview Boulevard - RIVERDALE

So, this house that I posted yesterday that was ridiculously overpriced and had since been taken down from Realtor.ca has apparently had a price drop according to a commenter.

It was initially listed at $2,099,000.  It is allegedly listed now at $1,895,000.

It is a $1.5 house.  

A house across the street sold in the fall of 2011 for $1,100,000.  It has since been gutted and it shows (at least from the outside) WAY better than this place.  I get the feeling it is more along the style lines of the house at 49 Brookfield in Beaconsfield Village (completely different neighbourhood but the house is so much better and it sold for $1,298,000!).

They must be pricing it based on the sale of the place at 58 Fairview which sold for $1,280.000.  But, though it could, it didn't have to be gutted. 

I don't understand why they have re-listed this place and not taken off that awful runner on the front steps.  It is so loose that someone is going to trip on it leaving a showing....assuming there are showings at this new price.

As I said in response to the commenter from my first post asking what I thought this house would sell for...

"I still think '#22' is a $1.5 million house at the most.

It is crazy to think that a poorly executed flip in Riverdale will sell for MORE than a bigger and better house in Rosedale.

....but crazier things have happened."

I haven't been in the place but with that slopped roof, I do not understand how someone is able to shower in the 3rd floor bathroom!!!

But who needs to shower!!! 

It's going to sell for $1,750,000.
