This 2 bedroom house in Summerhill sold in 4 days.
It was listed for $868,000 on Wednesday and sold for $975,000 on Sunday in an apparent bidding war days before the offer date (thanks J!).
It is attached to the 3 bedroom house at 17 Ottawa that sold in the fall for $1,070,000. It did not have a family room like this house but if you rearranged it as I suggested, you could have one.
It was a little more up to date and had a better basement (and one more bedroom).
This house could use a new kitchen perhaps with the wall between it and the family room knocked out to let in some light. The bathrooms look like they could use some work and so does the basement. But this is also a move right in house (once the roof is done!).
Do you think these people overpaid? They could have bought this place at 84 Shaftesbury for $1,195,000 with another $200,000 to fix it up! Or this place at 115 Summerhill that recently dropped its price to $1,395,000 from $1,439,000 and it is also a 2 bedroom.
I don't think they overpaid. I can't see the prices in this neighbourhood going down anytime soon. They will just keep going up. I think it was a good buy. With another $95,000 (not including the basement) it could be just as good if not better than the attached neighbour.
Plus, the front steps were done by the Stone Garden guy...
