16 Helena Avenue - WYCHWOOD

This detached 3 bedroom, 2 bathroom house sits on a 20 x 144 lot in Wychwood.  It is down the street from the house at 59 Helena that I posted a few days ago.  That house showed REALLY well but it had just been renovated.

This house has not been renovated but it is detached and has new windows. I wonder if those window could be painted though.  I think darker trim on this house would make it look terrific.

The house is great with some great teak furniture (I really like the orange chair) but there are also a few quirks.  The stack is exposed in the washroom, it is on an alley, there is a huge wood box resting on the second floor railing and the kitchen which looks to be an addition is a little rough.  What is that little door and where does it go?

Other than having the door to John Malkovich's brain in the kitchen and a few quirks, this house is an excellent opportunity to own a detached in Wychwood.

It could be a move right in ready house, or a small reno house (like putting in a beam, opening up the kitchen so that a family room area could be added, and making that bookshelf window another door into the kitchen for better flow), or gutting the place and putting a big extension out the back like the neighbour's house (but that might price it out of the neighbourhood).

Sure the $799,000 asking is $50,000 more than the house down the street at 59 Helena that has recently been reno'd but it is bigger, has more potential for expansion (if you want) and is a detached.  To do the kitchen and the bathroom would be under $100,000 and this would definitely be an $899,000 house once it was done.  Probably more like $950,000, if not more.

This house doesn't have a party patio (or a finished basement) but if this place at 178 Wychwood in Humewood with the small bedrooms just north of St. Clair sold for $1,100,000...

It is a great opportunity to get into a good neighbourhood as is, or with the kitchen and bathroom renos, or even an addition.  Why hasn't it sold yet?
