79 St. Clements Avenue - LYTTON PARK
I can't find when this house last sold but it feels like a flip.
I do have to say though that the curb appeal, especially in person is pretty great. This is a house you want to walk into. And if you see in the Google street view, you used to walk up to the house on the right side. They have moved the stairs to the left. I like it better now.
Once inside, you see that it is open concept. I like it. The fireplace is good. The house isn't huge but it has a good feel. I just don't understand what is going on with that kitchen. It just doesn't seem well planned out. There is that whole space in the corner with all the windows that is too small for anything except a telescope (wtf?).
It's too bad a lot of the kitchen wasn't all in the corner where the back door is and French doors out to the deck where the sink is instead and a banquet where all the windows are, or 2 comfy chairs and a tv. The island is too small. And why is the stove right beside the back door? The whole thing just doesn't work.
But the rest of the house is great. The 4 bedrooms are big, the 4 bathrooms are big. The basement has been dug out and has another bedroom with really nice pillows. The backyard is a good size with a deck and lots of grass. It's on a 31 x 131.41 foot south facing lot. There is a parking spot. It is steps to Yonge street....
The price is right at $1,299,800.
If it weren't for that kitchen, I would think this would sell for close to $1,450,000. But because of the kitchen, I think it will sell for closer to $1,350,000, maybe a bit higher. It is pretty impressive from the street.
