97 Marlborough Avenue - SUMMERHILL

Located just on the other side of Yonge and a few streets south from the 2 bedroom semi at 15 Ottawa that just sold for $975,000 is this 2 bedroom semi which is listed at $899,000.

This is more updated but it isn't big.  It has the same first floor size and layout as the house at 26 Bellwoods that sold in Trinity-Bellwoods for $787,000 in February.  It is also similar to the house a few streets north at 89 Alcorn that sold for $859,000.

I am not sure if this house sold yet but I am guessing it will be sold by tomorrow.  And it will probably sell for close to $955,000. 

The basement is unfinished and they have covered up the entry with more floor that can lift up (that would be a good idea for the 632 Clinton house if the new buyers decide to turn the basement into a rental and that area in the kitchen could be used for a proper family room.)

The kitchen doesn't have a lot of counter space or storage space.  That could be a problem.  

The bathrooms are all new.  I really like the counter top of the master bathroom.  There is a fair amount of closet space on the second floor and the backyard is large but full of pea gravel.  Pea gravel makes me crazy and it will make the new owner crazy with all those maple keys dropping from all the maple trees surrounding the yard.  Big pain to clean that up.

All in all, it is a good house and new.  It doesn't seem to have parking but as a reader pointed out with regards to the crazy priced house down the street at 107 Marlborough that also doesn't have parking, there is a permit lot right across the road for residences of the street.  Not the best but better than nothing.

As I said, this will sell for $955,000.
