Though this house is overgrown with vines and is making me feel itchy just looking at it, this is a good house in a good neighbourhood.  Once those thing finish flowering, they should cut that back A LOT!

Inside, it is small with no dining room and it is only 2 bedrooms.  Though nothing can be done about the bedrooms, I think it would be possible to take out the front hall closet and open up that space to move all the living room furniture to the bay window.  When a space is that small, do you need that much of an entryway?  Problem is, it looks like it is a bearing wall so maybe it would make more sense to take the wall down between the kitchen and living space and make the kitchen a little smaller...(but that would mean all new floors.)

The kitchen could also use some work.

It reminds me a lot of the kitchen of Jenn Hannotte's kitchen that she posted on her blog The Interiorist.

 Many of you might think it was better before or that it looks like it is in the middle of construction but I LOVE the look.  You could always just paint the cabinets though if you aren't into the plywood thing.

That living room could look pretty good in this house too!  

The yard is open to all the neighbours so if you have a dog or really need privacy, that might be an issue and not a cheap thing to fix on a 140 foot lot.

The basement isn't finished but could be converted into a rental with a separate entrance.

And considering that it is hard to find anything in this neighbourhood under $699,000, the price of $549,900 sounds pretty good.

Considering that this house at 231 Forman, though detached, was tiny and was listed at $729,000 (it was on the market for only a few weeks so it probably sold close to asking) or this house at 446 Hillsdale down the street that it is large but is a mess (it was listed at $789,900 but was on the market for months so my guess is that it sold in the low $7s)....

This house for $200,000 less looks pretty good even without a finished basement.  It could use some work but it is a good opportunity to get into the neighbourhood.  It will probably sell for asking or a little more.
