PRICE DROP - 50 Poplar Plains Crescent - RATHNELLY

This house in Rathnelly which needs a little work has been on the market since the end of April.  I thought that even though you couldn't build out and the yard was small that this house would sell for $1,850,000.  The asking was $1,650,000.

Clearly I was wrong.  It hasn't sold and they have now dropped the price to $1,580,000.

Considering that the house at 52 Poplar Plains Road around the corner sold for $1,850,000 (what I thought this place would sell for!), I am not sure why this isn't selling.  Sure that house has more curb appeal and the yard is better but is this worth $300,000 LESS?  This place could be cheered up at the front and is probably about the same size with just a little bit more work to do.

And as I mentioned in my initial post, isn't this better than the semi at 188 Cottingham that sold for $1,581,000?  I think so.
