PRICE DROP AND INCREASE - 151 First Avenue - SOUTH RIVERDALE

This is a house that I first posted about in March when talking about a house around the corner at 36 West Avenue.  It was listed, had a price increase a week after and then was taken off the market.

One reader claimed that there was an alleged termite issue which I have not confirmed.  

It still has not sold and has had another price change.  Actually, upon further inspection, there have been a LOT of price changes, up and down.  All over the place really.

It was first listed in 2009 and I think that was the last time it sold.  Since then it has had 6 prices and with what looks to be the same owner.  Here is a list of the price changes...

March 2009 - $610,000 (sold)

August 2011 - $679,000

February 2012 - $699,000

March 2012 - $749,000

May 6 2012 - $758,000

May 23 2012 - $699,000

June 9 2012 - $738,000

SERIOUSLY!?!

What is up with this house!?!

And what the Funk is the strategy here?  If there isn't a strategy, you are just making the house look like a mess.
