135 Chaplin Crescent West - CHAPLIN ESTATES (UPDATE)

Is this the laziest agent ever or clever marketing for a house that isn't selling?

This house is listed at $1.  

One dollar.

This isn't the first time a house in the GTA has been listed for $1.  Last September, a house in Oakville was listed for a dollar and got a lot of press.  I am not sure what it sold for.

And I get the feeling that the agent for this house isn't sure what this house should sell for either.  

It was initially listed at the end of May for $979,000.  It didn't sell.  The price was then raised a couple of weeks later to $1,099,000.  Again, it didn't sell so they dropped it down to $1,049,000 at the end of June.  

Guess they gave up and just listed it at a dollar to see what they would get.

This is clearly a flip because this is what it looked like a few years ago...

Whoever staged it needs to buy new furniture and art.  This is the painting you see when you first walk in the door...

That is just scary looking.

 It does not suit this house at all.

And there is no point to have those carpets in the second  floor bedrooms.

The kitchen is a mess.  Why are there 2 posts?  I get that they didn't want to do a beam in the ceiling but why TWO posts?  Wouldn't just the one in the corner have worked?  The kitchen itself looks like Home Depot (it could have been Lowe's though since that is where the windows are from) and if they designed the layout, I would be angry with them. 

That fridge is tiny and there isn't a lot of storage in the kitchen itself.  There is that wall of cupboards on the other side of the house though...what is that space for?  It could maybe fit a small table but there is the open dining room right there and the counter seating.  That is odd.

The side door and light fixture are AWFUL.

The upstairs is nice enough and the backyard is okay.  The deck, especially the portion by the door, seems a little dinky though.  Open stairs that went all the way along the door would have looked nicer than that weird balcony thing.

So, the house is fine.  The kitchen is a mess and the back deck could be better.  And the location is great though on a pretty busy street....and it's too bad about that gas station located RIGHT next door.  Even though there is a 'new fence creating absolute privacy', that would be a bit of a deal breaker.  Gas stations can be loud at really early hours.  

Not to mention the kitchen...

It kind of reminds me of the kitchen at 79 St. Clements which was listed at $1,299,800.  It sold for $1,225,000.  It had one more bedroom and a MUCH better location though.

This place should have been listed at $925,000 from the beginning with no price changes. 

$1?  Really?

UPDATE: it's now listed at $1,029,000
