42 Tarlton Road - CHAPLIN ESTATES
This is a quick flip but it is done well.
This house was listed in February for $895,000.
It was then listed again in June for $1,408,000 (that's a random number). The price has since dropped to $1,359,000.
It has 3 parking spaces, 3+1 bedrooms, 3 bathrooms and it sits on a 37.37 x 124 foot loot. Problem is that is VERY close to Eglinton. It is right beside a 4 storey office building and an alleyway. In this neighbourhood, the alley isn't a big deal but even if this house were 5 houses south, it would be better. It's just really close to Eglinton.
It is typical flip but done well though I am not loving the stair way windows or the front entrance tile. It looks like it would be very slippery if it got wet.
Otherwise, this is a really good house. It is what the house at 135 Chaplin Crescent wanted to be.
If the house a few streets west at 1023 Spadina that was smaller and needed a lot of work sold for $974,500 and if 22 Cornish, a house with one more bedroom in Moore Park but still a semi, sold for $1,420,000, then the price seems to make sense.
Maybe $1,279,000 would get more interest though.
