PRICE DROP #2 - 81 Howland Avenue - ANNEX
The semi at 81 Howland Avenue in the Annex that I posted in June has had another price drop.
It was initially listed at $1,450,000 in May. I didn't post it as I was convinced it had sold fast at $1,250,000.
It hadn't so I posted it when the price was INCREASED. It was increased to $1,800,000.
They then dropped the price 4 days later to $1,600,000.
It was still too high and didn't sell. They have now dropped the price again....back to the original price of $1,450,000 which I still think is too high.
Maybe since the semi at 48 Elgin is priced at $3,199,000, they feel this is a steal. Elgin sits on a 23.66 x 138 foot lot and this house sits on a 32.92 x 127 lot. This house is a gutter with tons of potential. The other is a renovated duplex.
I think this is a great opportunity at $1,250,000.
Maybe $1,299,000, even $1,325,000 if you love the Annex.
This could be a $1,800,000 house if it is done right but any higher than $1,299,000...it doesn't make sense.
