48 Elgin Avenue - ANNEX (UPDATE)

Something about this 3 bedroom, 4 bathroom detached house on a 23.43 x 138.25 lot in the Annex reminds me of the 4 bedroom semi in Deer Park at 35 Heath Street East that was listed for $1,895,000.  I don't think that house ever sold.

This house is listed at $3,199,000.

I prefer the light floors of the Deer Park house and though I prefer the style of that house's kitchen as well, it could have had some comfy seating area in there along with the dining room area.  This kitchen is good with an eat-in area plus a separate dining room but I don't really like the dark marble with the dark cabinets and dark floors and wall.  Carrerra marble or something like that would really brighten this room up!  It is hard to tell if the floors really look as red in person because I am not loving the red tone.  I don't think it is that red.

I like that they kept that wall in the dining room.  It breaks up the space and provides a spot for art while still having an open area!

The pull down blinds that are in the ceiling are a great idea!  It keeps the clean lines of the windows but still provides privacy so you aren't living in a fish bowl!

The master bathroom has plumbing located on the outside wall.  I thought that wasn't supposed to happen....

The carpet in the basement looks like an optical illusion...

But that backyard is amazing!

This is a great move in house if you are good with the floors.  I would want to change the blue walls and the tile in the master bath as well as the kitchen counters but that is about it.  Oh!  And the carpet in the basement.

I still am not sure the price is right though.  Maybe more like $2,725,000.  It is only 3 bedrooms!  And considering that the house at 405 Brunswick couldn't sell for $2,295,000...almost $1 million less than this house.....sure it was a semi, but still.

UPDATE:  thank you to the reader for drawing to my attention that this house is in fact NOT detached.  It is a semi!  This place is insanely overpriced.  Forget $2,725,000!  Sh-t!  As I said above...if 405 couldn't sell for $2,295,000!
