This isn't the worst flip but it definitely isn't the best!!!
This is what it used to look like....
The outside is fine but doesn't really suit the neighbourhood with those posts or that front yard (wtf is that!?!).
I am not a fan of that paint colour on the walls inside.
And WHAT is with that faux brick throughout the inside of the house!?!?!?!?!?!?!
This is a 4+1 bedroom, 4 bathroom house on a 20 x 113 foot lot. It has a separate garage in the back.
The whole place is really dark but I think that could be fixed with white paint on the walls and white paint over that brick!! A lot of you hate white walls but this place needs it.
This is a Ledbury Park flip. It makes the house at 23 Rolyat look very good on the inside. Roylat is a 3 bedroom listed at $1,599,000. It has been listed since July and will have to drop its price or accept lower if it wants to sell.
And so will this place!
It is listed at $1,499,000! Sure it is 4 bedrooms but it is a boring flip with faux brick detailing.
For that money, I would definitely rather have bought 14 Delaware that sold in July for $1,360,000.
Or the place at 420 Dufferin Grove that sold 2 days ago for $1,200,000 and could be soooo much better than this place with $300,000 of renos!
And what is going on with the neighbour and all those satellites!?! Who lives there? Roy Neary!?!
This house is overpriced and will sell for $1,250,000.
Maybe a little higher.
