328 Wellesley Street East - CABBAGETOWN

This Cabbagetown row house steps from Parliament is 4+1 bedroom, 2 bathroom and sits on a 16.12 x 80 foot lot.

There is a parking spot in the back but that only means there is no backyard, just a front yard.  And this portion of the street is pretty busy.

It also explains that backdoor situation happening in the kitchen.

There are about 4 different hard woods going on from what I could count but other than that...this house is fine.

But for $1,195,000, this wouldn't be my first choice.  It is a good size but the style is inconsistent.  There is nothing tying the lights in the living room and dining room to ANYTHING going on in the basement.

Speaking of the basement, not only do I think it is new because it looks nothing like the rest of the house but this house was also listed in February for $985,000.  Other than a paint job at the front, it doesn't look like there is a whole lot that is new besides that basement.

For this money, I would prefer to buy the house at 25 Alcorn in a heartbeat!  There may be no parking but at least the yard is in the back and if you need parking, from what I understand, there are 3 lots on the street where you can rent out a spot if you can't find street parking.  Not the best but it's better than a 'front yard retreat'!

This might be a hard sell at this price point.
