This 3 bedroom, 1 bathroom house/cottage on a 50 x 118.25 lot in the Beaches is charming. It is apparently the park keeper's cottage for Munro Park, circa 1897.
It needs some work on the inside, maybe some new paint, probably a new washroom though there are no pictures, and a new counter in the kitchen...counter grout is kind of disgusting.
The street is really nice, all the homes are charming, and is just a short walk down the dead end road to the beach. It's actually so close to the beach that you can see the ridiculously priced house at 412 Lake Front...
This house kind of reminds me of the cottage house a few streets over at 30 Scarborough that was listed at $899,000 and sold for $944,000 in June.
This house has the same number of bedrooms and one less bathroom but sits on a bit of wider lot.
Problem is.....the price.
This house is listed at $1,500,000!!
Sure, it might be closer to the water but does that make it worth $556,000 more!?!
I don't think so.
This is a really great cottage, steps to the water and close to Queen street. With some work and maybe an addition out the side and back this could easily be a $2,000,000 house.
But $1,500,000!?!
Maybe $1,250,000.
